Frequently Asked Questions
Common questions. Straight answers.
◆How much does your service cost?
Our consultation is 100% FREE!
A buyer's agent commission is usually covered by the seller, though it's negotiable, so you typically get expert guidance, market knowledge, and negotiation skills at little to no cost to you.
There's absolutely no obligation to buy, and you can stop working with us at any time. Your free consultation comes with zero pressure and expert advice tailored to your situation.
◆How much do I need for a down payment?
You may need as little as 3–3.5% down, or nothing with VA or USDA. Most people assume the number is 20%, it's usually not that.
On top of that, stacked down payment assistance programs offer up to $30,000+ in grants and deferred loans for qualified buyers. A lot of buyers we work with close faster than they expected once they see what they actually qualify for.
During your free consultation, we'll go through your specific situation and find every program that applies.
◆How long does it take to buy a home?
The typical timeline from start to closing is 30-45 daysonce you're under contract, but the entire process depends on your unique situation:
- Pre-approval: 1-3 days
- House hunting: 2-8 weeks (varies by market and preferences)
- Offer to acceptance: 1-7 days
- Under contract to closing: 30-45 days
We've closed in 21 days when someone needed to move fast. Forty-five is more realistic for most people. Either way, we'll keep you posted.

◆What credit score do I need to buy a home?
The minimum credit score varies by loan type:
- FHA loans: As low as 580 (or even 500 with 10% down)
- Conventional loans: Typically 620+
- VA loans: No minimum (for qualified veterans)
- USDA loans: Typically 640+
A lower score doesn't automatically rule you out. FHA goes down to 580, and some lenders go lower. If credit is the issue, we'll tell you exactly what moves the needle, most buyers get there faster than they expect.
